Salt air, black streaks, and RV wash

Oceanfront parks and Kings Road lots sit in salt spray, pollen, and thunderstorm grit. Skip washes and you get oxidation, rusty screws, and black streaks that tell a buyer the roof caulk is next. Most parks will not let you run a cheap pressure washer next to their neighbor’s awning.

What actually helps

RV-safe wash (not a strip-mall car bay), rubber-roof treatment, and fresh lap-sealant where it is cracking. Interior mold is a humidity problem — run A/C or a dehumidifier when you are closed up in July. If you are listing, a clean exterior is worth more than another adjective in the ad.
